When launching a new student accommodation development, timing is everything. With students actively searching for accommodation, the opportunity to attract enquiries and secure bookings can be measured in days rather than months.

For Beckton House, a modern student accommodation development in Nottingham, the challenge was clear: create a professional, engaging and conversion-focused website that could be launched quickly and support an intensive digital marketing campaign.

Working alongside the wider marketing and booking teams, Forty49 Marketing Communications was tasked with designing and developing a website that would introduce Beckton House to its target audience, communicate its benefits and, importantly, direct prospective residents to the accommodation booking agent’s website.

This wasn’t simply about creating an attractive website. It was about building a digital marketing platform designed to generate traffic, encourage engagement and support bookings.

Four Working Days. One Fully Operational Website.

Speed was a major consideration, but not at the expense of usability, brand presentation or functionality.

Forty49 designed, developed and launched the Beckton House website in just four working days.

The website was developed with a clear focus on students, combining strong visual messaging, concise content, mobile-friendly layouts, and prominent calls to action.

The key priorities included:

• Presenting Beckton House as an attractive student accommodation option in Nottingham.

• Highlighting its location, facilities, accommodation options and resident benefits.

• Creating clear routes from the website to the booking agent’s platform.

• Providing dedicated landing opportunities for targeted Google Ads campaigns.

• Establishing a measurable digital marketing journey that could be reviewed and improved.

Importantly, the launch was only the beginning.

As campaigns developed and market expectations changed, the website was continually reviewed, updated and refined to reflect new offers, audience behaviour and campaign requirements.

This ability to respond quickly became an important part of the overall marketing approach.

Connecting Website Design with PPC Performance

An effective PPC campaign needs more than compelling advertising. It needs a destination that delivers on the promise of the advert.

For Beckton House, Forty49 approached the website and paid search activity as connected parts of the same customer journey.

Targeted campaigns were used to reach students actively searching for accommodation in Nottingham, directing them to relevant content and clear booking opportunities.

The website supported this activity by making the important information easy to find, reducing unnecessary steps and encouraging visitors to progress towards an enquiry or booking.

Rather than treating the website as a finished product, it became an active part of the campaign, adapting to the needs of the audience and the commercial objectives of the development.

The Results: Two Months of Measurable Digital Activity

The Google Analytics report covering 21 August to 20 October 2026 demonstrates the scale of traffic and engagement generated across the website.

Total website sessions = 10,775

Paid search sessions = 8,874

Paid search share = 82.4%

Tracked lead events = 1,810

Source: Beckton House GA4 traffic report, 21 August–20 October 2026. Lead events are tracked website actions, not confirmed bookings.

Paid search was the dominant source of traffic, accounting for more than four out of every five website sessions.

The report also recorded 11,439 page views from paid search alone and 1,311 tracked lead events attributed to that channel.

Across all channels, 1,278 users were associated with tracked lead events, with 997 attributed to paid search.

These figures demonstrate how a focused website and PPC strategy can work together to attract prospective customers and encourage meaningful actions.

Although the report covers two months rather than providing a month-by-month comparison, the results establish a strong picture of the traffic and enquiry activity generated during the campaign.

Continuous Improvement, Not Just Website Delivery

One of the most important aspects of the Beckton House project was the ongoing development of the website after launch.

As the accommodation market evolved and new promotional opportunities emerged, the website was updated to accommodate changing requirements.

This included refining calls to action, improving the visibility of accommodation benefits and promotional offers, and adapting content to better support paid advertising activity.

By maintaining a close connection between website development and campaign management, Forty49 could respond to opportunities without the delays associated with a lengthy redevelopment process.

The result was a flexible website that could support both immediate marketing activity and ongoing optimisation.

A Connected Approach to Digital Marketing

The Beckton House project demonstrates the value of approaching website design, development and digital advertising as one connected marketing exercise.

A well-designed website provides the foundation. PPC delivers targeted traffic. Clear messaging and a considered user journey help turn that traffic into measurable engagement and enquiries.

But the real value comes from continually reviewing the performance of each element and making improvements along the way.

For Forty49, the objective was never simply to deliver a website in four days. It was to deliver a working marketing asset capable of supporting an ambitious accommodation launch and adapting to the demands of a competitive marketplace.

Building Websites That Work Harder for Business

Whether launching a new development, introducing a product or expanding into a new market, businesses need websites that do more than look good.

They need to be discoverable, engaging, measurable and built around clear commercial objectives.

The Beckton House project is an example of how considered website development, responsive content management and targeted PPC can come together to create a practical, results-focused digital marketing solution.

At Forty49 Marketing Communications, we believe a website should be the beginning of a marketing journey, not the end of a design project.
